Am I the worst blogger ever!!!! I have not got my computer back yet and completely unable to keep on top of things without it.  Although no much happening either.  The agent on my 17 units has not provided the info the lender needs yet - says he'll do it this week - so nothing moving anywhere.  Its soo frustrating.  I have now started looking in Memphis also.  However, I was on Zillow today and found out that the market is dropping for the 2nd month in a row.  Ooh maybe need to sit tight and see what happens over Xmas before making my move anyway.  Also from Zillow able to figure out list price to sale price in Ft lauderdale drops 60K!!!

I don't know if anyone's reading this or the hits are from those crawling sites but if you are your'e feedback would be appreciated.  I gather its pretty boring so I was going to include some quotes - anything else?
Hi out there, well still haven't got the computer back and running on this mini one is crazy.  I can't load up my webinars, the screens so small to read and type!!!. Watched one last week and it was great - learnt a few new things. Anyway I'm still plodding along.  My deal has stalled as the owner/broker has not gotten back to me with the paperwork - interesting. Went to try and do a deal with a store for an ATM today but it was a definite NO NO No no no.  Oh well, I did up a proposal and all. Still happy I got off the lounge and DID IT instead of thinking about it.  Will try another one.

Ok, I have a finance company willing to look at lending me 400K now just waiting on the seller to provide details.  Have lined up a lawyer in the area, so building the team.  Will wait to see if finance approved before getting anyone else involved.  This is much more fun than monopoly.

I can't believe I last posted on Monday - time flies doesn't it.  Sitting tight on the small deals at the moment.  An agent in North Carolina gave me some info about being hard not being USA citizen which I expected.  And I've researched recent sales in the Concord area and there isnt much.  This suggests to me that the market there is really stressed (I had another agent tell me it was), and that people just aren't buying which makes me think they will go down even further. On my big deal I applied to 6 commercial lenders have had one no so far so wait and see there.

So much info this weekend. Anyway emailed USA on Monday here and got replies today.  Not necessarily what I wanted on the big one but negotiations begin! On my small deal of 70K I could not get positive cash flow so feeling bold after my revelations this weekend asked if open to offers - guess what yes so crunching numbers again on what I WANT to offer and will do that. This is great fun.
Ooh I had more also which I havent sent to my coach. Am looking at 17 unit apartments for 780K and know I really dont have the cash.  Anyway after my coaching on Saturday wee were discussing what the sellers needs are.  So I was looking at my paperwork and realised the seller had loans of 350K. BING! Offer the seller the 350K and try and get seller financing on the rest.  If so I can afford it! Awesome
Just had another revelation (champers helps me think!) It doesnt matter at what price you buy stock as long as it goes up! I mean if the range is 5 - 40 and you buy at 10 and sell at 20 you've doubled your money.  So if you buy back in and 20 - ok its more that when you originally bought but if it doubles again it just the same!!! And you had the use of the CASH inbetween. WOW I love Robert and his wisdom. Thanks again
Just sitting here playing Cashflow 101 and realised its all about the Cash (Der or Doh!) If you have the cash available you can make the deal to your liking, otherwise you have to negotiate. And paying in cash increases your cashflow!!!!! So off to save and stop spending on Doodads

Sunday morning had coaching - went Great!  We talked about the options and I understood how it works..  Its still mind blowing to think there are so many different ways to do a deal.  Here in Aus there aren't really many options other than have a deposit get a big mortgage.
Spent Saturday reading about USA financing - so many different options.  Couldn't quite get my head around all of them

Work today - but still sitting here learning about different financing options. With the champers of course! Feeling a little frustrated at the slow pace.  The whole research at the beginning (which you guys missed because I hadn't started the blog yet) was intense and fast paced and obsessive!  it was like I was addicted to the chase to find the DEAL.  I still am but still  having trouble with the financing. Hence the take a step back and learn some more.  It'll all be worth it and I can get back to the addictive and FUN stuff.

Didnt have to do a small deal -n did a big one and am out of the RAT RACE - Unreal
Just paid off all the debts except mortgage - see what difference it makes as I may have to go back to small deals.......
Have to go to sleep but having a great game = just made 300k on sale of properties - however one of my longest games. Usually get on the fast track within 10-15 mins. But have changed my strategy. Will play again tomorrow with my old strategy and see what happens

Well, just when I thought I was going to buy something in Australia the norm has happened.  Difficult bankers! Anyway I'm back reading my Rich Dad Coaching and doing financing types. WOW those Americans have many forms of financing. And it appears you can borrow the deposit as well.  Doesnt happen here as just found out.  I'll stick at it.

Had coaching this morning and it was great. Learnt some more. Its so nice to have someone believe in you from the other side of the world. Sat down after with our financial statement and the Cashflow game. Put my three property scenarios in and crunched the numbers.  Its pretty EXCITING!!!!!! I can now SEE exactly our path to Mike's house.  Love it and you Robert and your Rich Dad.

Well everyday I find something new on this journey.  I woke up this morning determined to go through 100 properties as I feel I have settle on a couple too quickly.  So I have not really followed the 100.10.3.1 rule.  Anyway I get started and my coach has been encouraging me to invest in Australia even though I,m determined to USA.  so I put in 100k and under and I find a property that could be a possibility right here in Australia! I cant believe it. Every day I head down a path and there is always something new.

OMG (sorry but really omg)! I just had a realisation of how it all works with the financing! I was reading one of my other emails (I have signed up to lots of sites) about seller financing.  I have been looking at the properties that after debt servicing became negative cash flow and after reading this I have re-analysed them to positive cash flow!! This is awesome.  If your struggling its worth a read.  I'm back to working on these properties.

Today is a rat race work day so not much happening.  Have gone through my emails.  Have a contact in North Carolina now and have to email him and another mortgage broker. Not very exciting this last week as I'm in the organising my team stage so just a bit of hard slog in contacting people and getting them on my team.  Won't give up though :)

Had my 5th coaching session yesterday.  Encouraged to join a Cashflow club.  I  have looked at them but I'm not really a club person and they're always in the City. Anyway got on meet up straight after and bam! there is one meeting in my area every 2 weeks.  I couldnt believe it - just meant to be.

Well, Adsense didnt approve me - apparently I dont have enough content.  I thought I talked to much!

Wow I'm just learning so much! so many helpful people and so many websites. I think I'll make a list of the usefull ones here - I'll get onto it today :)
Sitting  on the lounge relaxing as I'm a little disappointed in my search for finance - I mean why would anyone lend me money for investment (yes having a poor dad moment) and also about my new sad looking returns on the properties I was SURE I was buying.  Anyway started thinking backwards.  Yes backwards.  Instead of how much to spend. How much income I need (Oh that Cashflow game is genius Robert). Well now I have a whole new property Im looking at the meets my income needs and found a capital finance co for commercial properties. It all turns on a dime doesnt it! Have to wait on my next overnight emails.

Well I am having a very weird week thats for sure. Yesterday my friend and I did some brainstorming while swimming our laps (we're pretty slow so can chat along the way) and came up with about 6 ides for business'. Now the challenge is to turn these ideas into somethig.  And just as RD said time is money - we need to find the time to put into these ideas while still having to earn our money.  Anyway we'll plod along with it and see what happens

Hi again,

Well....... I havent emailed all those banks yet but it turns out it was meant to be.   I rang the Resource Line yesterday because I was a bit stalled - got a few more ideas.  Started off this morning again and seems I have been using the Real Estate Evaluator wrong! Oops.  Anyway those wonderful returns are actually double what they should have been and now one of the properties is NEGATIVE!  Aargh. Oh well lesson learnt.  Check everthing.

Sitting here trying to monetize this blog and realised I know NOTHING!!!!!! Well back to more reading.
Sunday was my rest day - no coaching, still I check my emails waiting for a response like a lovesick teen,  I try to think of ways to obtain other peoples money (OPM).  I will have to ring my coach and get some more reading ideas.
Today I will email as many banks as possible in North Carolina, hoping to get finance.  I have been researching for about 6 weeks now and have found 2-3 properties that seem investable, or at least worth further investigation. I found the researching fun as well.  Sometimes I feel like I need 3-4 computers I have sooo many windows open at once - comparing things.
I  have had contact with a CPA but am still waiting on a reply.  It is hard with the time difference so I hope to call maybe wednesday early to catch them before they finish for the day. I'll continue to read. I have finsihed Rich Dad Poor Dad, Rich Dad's Guide to Investing, ABC's of Real Estate Investing, am half way through The Cashflow Quadrant and have just borrowed from the Library Kim Kiyosaki's Its Rising Time.  I have never read so much in all my life but I'm loving it.
And I continue to think like a RD, whenever somthing comes up esp a bill I try not to go back to my old ways and panic and freak out instead I ask myself 'what would RD do' and try to find a solution or think of the opportunity or the lesson. And RD is sooo right.  I feel so much more in control.  I don't have much more money than I had before just yet but I have confidence that when it all comes together it will happen.:)

The other 4 weeks have been my first 4 weeks of RD coaching.  I wont go into detail now - maybe I'll write a best seller myself and put it in there :)!  Suffice to say I havent felt this great in years! I feel positive, excited, enthusiastic, motivated and creative.  I forgot how creative I could be. Its just so nice to see the world as full of opportunities again. I have been drowned by Suburbia.  Anyway enough of that (there'll be plenty of time for more of that) and onto the rest of my journey which you travel along with me.

The next stage went on for about 6 weeks, as I began reading his book. .  I was amazed at the Poor Dad (PD) comments. I felt like it was my life, so I started reading like it was a Tom Clancy novel. I borrowed more books - books on property, investing, taxes - anything Rich Dad (RD) recommended I educate myself in I found. Soon I needed the next step, but what was that. Australia is expensive when it comes to Real Estate.  I know I sold my house when I was pregnant realising it was impossible to keep on one wage.  How was I supposed to find something I could afford here. then I realised I was thinking like a PD.  So the next step was Rich Dad Coaching.

A little bit of background............

Well, it all started one day in the Library waiting for my daughter while she did her after school cartooning class and had and hour and half to fill.  I found a seat and started browsing the shelves. I came across Rich Dad Poor Dad and flicked through.  I truly had a Poor Dad attitude as I put it back thinking that it wasn't for me as I was too old to get rich now.  Then I saw Rich Teen Poor Teen and having one of those I thought 'well it might be too late for me but its not too late to help her' So I stared reading.  I didn't borrow the book that day and just put it back. Over the next couple of weeks I moved to Rich Dad Poor Dad and finally borrowed the book.  My journey had begun.
